Living in Sherman
Sherman is the county seat of Grayson County and the most full-service town on the Texas side of the Texoma region. With a preserved downtown, a respected liberal arts college, and an easy drive to Dallas, it is where many families land first when they decide to move north.
Downtown Sherman, Grayson County seat
The feel of the place
A county seat with a campus heartbeat
Sherman sits at the crossroads of US 75 and US 82, about 60 miles north of Dallas, and it wears its history well. The Grayson County Courthouse anchors a downtown of brick storefronts, cafés, and event spaces, and the Victorian-era streets have been carefully kept.
Austin College, a private liberal arts college founded in 1849, gives the town a young, curious energy: visiting lectures, college-town coffee shops, and a community that trends thoughtful. A steady base of large employers keeps the local economy solid, and the school district is the fastest growing in the county.
Locals describe Sherman as the place where you can have a real downtown without big-city traffic. It feels settled and practical, with enough going on that most families rarely need to leave town for the basics.
Schools
Schools that are growing with the town
Sherman ISD is the largest public school district in Grayson County, serving roughly 7,500 to 7,800 students across about 16 campuses, from elementary through Sherman High School. The district is expanding as the town grows, and that momentum is a good sign for families planning ahead.
For higher education, Austin College has called Sherman home since 1849 and remains the region's liberal arts anchor. Families with teenagers already thinking about college appreciate having a respected campus right in town.
Parks and outdoor life
Fairview Park is the heart of Sherman's outdoor life
Fairview Park is Sherman's biggest and best-loved park, the heart of the community's outdoor life. There's room for everyone: a two-and-a-half-mile walking trail, playgrounds, tennis and pickleball courts, soccer and football fields, three softball fields, a Veterans baseball field, and The Splash, a summer splash pad the kids adore. On summer evenings the Twilight and Midway softball leagues are in full swing, and the dog park keeps the four-legged family members happy.
Pecan Grove Park is where Sherman comes together for its biggest celebrations. It hosts the city's annual Fourth of July fireworks show, and it is the home of the Hot Summer Nights concert series, when families spread out blankets on the grass and listen to live music under the summer sky. If you want to feel Sherman's community spirit, this is where it shows up.
Carol has sold homes right across the street from Fairview Park, and she loves watching families live their everyday lives there.
Hagerman National Wildlife Refuge sits just north of town on the Big Mineral Arm of Lake Texoma. Nearly 12,000 acres and more than 300 recorded bird species make it one of North Texas' best places for hiking, birding, and quiet observation at water's edge.
Sherman also keeps a long list of neighborhood parks, including Old Settlers Park, Lucy Kidd-Key Park, Ely Park, Hawn Park, Hillcrest Park, and Herman Baker Park. And Eisenhower State Park on Lake Texoma is a short drive for camping and long lake days.
Business growth
Texas Instruments is building big here
Texas Instruments is building a roughly $30 billion semiconductor campus in Sherman, a four-factory operation expected to be one of the largest electronics manufacturing sites in the country at full buildout.
The campus is expected to bring about 3,000 new TI jobs, with thousands more in the supporting businesses that follow a project this size. Those workers need homes, schools, and places to eat, and new families are already arriving with them. It is one of the biggest reasons Sherman is growing the way it is, and it makes this an exciting time to watch this town.
Shopping
Sherman is the shopping hub for a wide radius
Town Center is the biggest shopping destination for a very wide radius. Most of the nearby communities are small towns, so people drive into Sherman from far around to do their shopping here.
Locals put it simply: if you can't find it in Sherman, it probably doesn't exist within an hour's drive.
Dining
A quick bite or a nicer family dinner
Sherman has plenty of fast-food favorites and well-known sit-down chain restaurants, so there's a spot for a quick bite or a nicer family dinner any night of the week. Add the local cafés downtown, and you have options for every mood.

Location and commute
About an hour to Dallas on US 75
Sherman is roughly 60 miles north of Dallas, about a one-hour drive on US 75 in normal traffic. Commuters head south toward McKinney, Plano, and Dallas, and the corridor is well used but predictable.
For flights, Dallas-Fort Worth International is about 75 to 90 minutes away, and Sherman Field offers general aviation access right in town. There is no commuter rail, so the car does the work, which most locals simply accept as part of the trade for the space and pace.
